Microsoft Corporation Real Estate Portfolio Cost Management Analyst in Redmond, Washington

We are seeking a skilled and detail-oriented individual to join our team as a Real Estate Portfolio Cost Management Analyst .

This role will be responsible for analyzing and managing financial and cost management aspects of our real estate portfolio, supporting optimal performance and strategic decision-making in relation to real estate management, lease obligations, and compliance per the terms of SOX and corporate requirements. This role will conduct analytics that enable data driven decisions, and execute processes, while working closely with key stakeholders to support global portfolio management operations.

You will collaborate closely with cross-functional teams to assess lease agreements, evaluate financial opportunities, and develop actionable insights relating to portfolio growth and cost management.

The Real Estate Portfolio Cost Management Analyst will be a key stakeholder in business rhythms and enabling relationships with internal and external stakeholders to support our delivery model and ensure compliance of cost obligations across our global portfolio!

Responsibilities

  • Financial Analysis: Conduct comprehensive financial analysis of lease agreements, including lease terms, rent escalations, incentives, and operating expenses. Evaluate financial performance and identify opportunities for optimization.

  • Portfolio Management: Develop and maintain actionable insights for the lease real estate portfolio, ensuring accuracy and completeness of financial data. Monitor financial considerations based on lease expirations, renewals, and terminations, and provide recommendations to enhance portfolio value.

  • Forecasting and Budgeting: Develop financial forecasts and budgets for the lease portfolio based on market trends, lease terms, and real estate performance. Monitor actual performance against forecasts and variance analysis.

  • Risk Management: Assess financial risks associated with lease agreements, such as credit risk, market risk, and operational risk. Implement strategies to mitigate risks and safeguard portfolio performance. Conduct periodic meetings with internal and external stakeholders to review satisfaction with current programs and processes.

  • Reporting: Prepare regular reports and presentations for senior management, stakeholders, highlighting key financial metrics, portfolio performance, and strategic recommendations.

  • Market Research: Stay ahead of market trends, industry benchmarks, and regulatory changes impacting lease real estate. Conduct market research and competitive analysis to inform decision-making and strategy development.

  • Cross-functional Collaboration: Collaborate with internal stakeholders, including Lease Administration, Asset Management, Leasing, Finance, and Legal teams, to ensure alignment of objectives and execution of strategic initiatives.

  • Continuous Improvement: Identify opportunities for process improvement and automation to enhance efficiency and accuracy in portfolio management and financial analysis.

Qualifications

Required/Minimum Qualifications:

  • Bachelor's Degree in Finance, Real Estate, Accounting, or related field AND 3+ years relevant experience

  • OR 5+ years equivalent experience.

  • 5+ years of experience in Cost & Financial Analysis, Real Estate Finance, or Portfolio Management

  • 5+ years of experience in financial modeling, valuation techniques, and lease accounting alongside SOQ (Standards of Quality) Compliance

Other Requirements:

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings:

  • Microsoft Cloud Background Check : This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred/Additional Qualifications:

  • Experience in data analytics, process engineering and creation of executive quality presentations

  • Proven ability to transform obscure considerations to clear and defined inputs for accurate insights and data informed actions

  • Excellent analytical skills with an attention to detail and accuracy

  • Ability to communicate complex financial concepts effectively to diverse stakeholders

  • Prior experience working with Leasing, Portfolio Management, and/or Lease Administration

  • Experience with ERP and Real Estate databases and reporting

  • Proven ability to thrive in a dynamic environment and manage multiple priorities simultaneously

  • Experience with data center related program management

  • Ability and evidence showcasing ability to collaborate cross functionally to drive results

  • Office/Microsoft Software Experience (Excel, Outlook, OneNote, PowerPoint, SharePoint, Teams, PowerBI)

  • Data/Inventory Management Tool Experience (Tririga, Yardi, CoStar, SAP, Dynamics)

Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $94,600 - $183,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $122,000 - $200,500 per year.
