HVAC TECHNICIAN II

[[PURPOSE:[ To perform preventative, routine, and specialized maintenance duties involving troubleshooting, repair, and/or installation of all heating/cooling, refrigeration, ventilation, and building management equip-ment at all St. Charles County Government facilities.   • Performs a variety of preventive maintenance, troubleshoots, repairs, and installs HVAC, boiler systems and refrigeration equipment as well as building systems and controls.
  • Diagnoses and monitors building systems operations. Troubleshoots diagnostic from heat pumps, rooftops units, boilers, chillers and cooling towers, CAVs, VAVs and commercial self-contained units as sent from building management system and recommends repairs or replacement.
  • Uses a variety of testing equipment, including, but not limited to volt/ohm electrical meters, ammeter, refrigerant gauges, leak detectors, psychrometers, manometers, and pneumatic gauges.
  • Uses refrigerant recovery machines, scales and charging systems per EPA requirements. Conducts refrigerant equipment repairs, removal of refrigerant according to EPA regulations, soldering and brazing, leak check, installation, and charging.
  • Analyzes chemical treatment of all closed/open, hot/chilled water loops and adjusts as required per system, while adhering to all governmental regulations.
  • Monitors, operates, troubleshoots, and repairs building management computer system and components.
  • References existing schematics, wiring/pneumatic diagrams, blueprints/technical manuals, and

  • Operates grinders, welders, and gas cutting/soldering torches to perform metal fabrication tasks.
  • Installs electrical wiring/piping of power and control circuits of all voltages.
  • Calibrates pneumatic systems and operational controls.
  • Installs and adjusts ducts and dampers of various material types.
  • Installs and aligns pumps, motors, belts, pulleys, and sheaves.
  • Maintains, troubleshoots, repairs, installs electronic, pneumatic, computerized equipment/controls.
  • Documents completed work on maintenance cards, detailing observation, action, and recommendations.
  • Participates in an On-Call rotation among HVAC staff. Will be required to report to work as needed, outside of normal business hours.
  • May be required to perform general building maintenance including, but not limited to, snow removal, carpentry, installing, troubleshooting, and repairing equipment fixtures, computer equipment, doors and locks.
